Ses Hospedajes: What You Really Need to Know as a Host in Spain

Spain has recently introduced a new system for reporting both guests and reservations: Ses Hospedajes. And yes, there are a few rules involved. So, what is Ses Hospedajes?
Ses Hospedajes is a digital registration platform managed by the Spanish Guardia Civil. Any accommodation offering short-term stays – from holiday homes to glamping sites – is required to use it. The aim? To curb illegal rentals and support public safety.
It doesn’t matter whether your guests book through Airbnb, Booking.com, or your own website – the rules apply to everyone.
How does it work?
In short: you need to submit two types of reports per stay – one for the reservation and one for the guest details. In the right order, and within the right timeframe. It may sound strict, but with a bit of structure, it’s easy to manage.
- First, register your accommodation on the Ses Hospedajes platform.
- Next, log every new reservation (within 24 hours of confirmation).
- Finally, submit guest details at the latest by check-in.
⚠️ Important: the reservation and guest report are not the same thing. Many hosts skip step 2 – and that’s exactly where the fines come in.
What if you forget?
The Spanish authorities are taking this seriously. Missing or late registrations can result in fines of up to €30,000, suspension of your rental license, or even police inspections. So yes – this is one to take seriously.
